Casa Adorno (“we,” “our,” or “us”) operates casaadorno.com (the “Site”), a luxury real estate, interior design, and short-term rental platform serving Miami, New York, and Puerto Rico. 2. Information We Collect

We collect information in the following ways:

2a. Information You Provide Directly

When you submit any form on our Site, we collect:

• General inquiry: full name, email address, phone number, and message content
• Interior design inquiry: full name, email address, phone number, property address, design style preference, and project description
• Booking inquiry (short-term rentals): full name, email address, phone number, requested check-in date, requested check-out date, guest count, and property of interest
• Property of interest: the specific listing or property title you inquire about

We do not collect or store payment card information on this Site. Any future direct booking payments will be processed by a PCI-compliant third-party payment processor, subject to their own privacy terms.

2b. Information Collected Automatically

• IP address: collected temporarily by our rate-limiting system (Upstash Redis) to prevent spam and abuse. IP addresses are stored for up to 1 hour, then automatically deleted. We do not link IP addresses to your personal identity.
• Analytics data (with consent only): page URL, referrer URL, device type, browser type, operating system, country/region, and session duration — collected only if you consent via our cookie banner. This data is aggregated and anonymized; no personally identifiable information is shared with our analytics provider.
• Error monitoring data: if a technical error occurs on our Site, we may automatically capture the page URL at the time of the error, browser and operating system information, and error stack trace for debugging purposes. This data does not include your personal contact information.

2c. Cookies and Similar Technologies

We use the following types of cookies and local storage:

• Cookie consent preference: a strictly necessary local storage item that records whether you accepted or declined optional cookies. Not a tracking cookie. Required for the consent banner to function.
• Analytics cookies (optional, consent required): set by Vercel Analytics only if you accept. These collect anonymized usage data as described in Section 2b. You may withdraw consent at any time via the cookie preference link in our site footer or by clearing your browser's local storage.
• Error monitoring cookies (functional): Sentry may set session-scoped cookies to correlate error events with a single browsing session. These do not track you across websites and expire when you close your browser.

We do not use advertising cookies, cross-site tracking cookies, or behavioral profiling cookies of any kind.

3. How We Use Your Information

We use the information we collect exclusively for the following purposes:

• Responding to your inquiry, booking request, or design consultation request
• Communicating with you about properties, availability, pricing, or services you have expressed interest in
• Sending follow-up communications relevant to your inquiry, where you have not opted out
• Preventing spam, bot activity, and abuse of our contact forms (rate limiting and honeypot validation)
• Diagnosing and fixing technical errors on our Site (error monitoring)
• Understanding aggregate site usage to improve user experience (analytics, consent-only)
• Complying with applicable legal obligations

We do not sell, rent, trade, or share your personal information with third parties for their marketing purposes, ever.

4. Third-Party Service Providers

Our Site contains links to third-party platforms including Airbnb and VRBO. When you click these links, you leave casaadorno.com and are subject to those platforms' own privacy policies and terms of service. We are not responsible for the privacy practices of any third-party website. We encourage you to review the privacy policy of any external site before providing personal information.

6. MLS and Listing Data

Property listing information and MLS data displayed on this Site is provided through our data license with the MIAMI Association of Realtors via Bridge Interactive (RESO Web API). All listing data is provided for informational purposes only and is deemed reliable but not guaranteed. Listing details, prices, and availability are subject to change without notice. You must verify all information independently before making any real estate decision. MLS data may not be used for AI training, automated data extraction, or any purpose other than personal property research.

7. Short-Term Rental Age Requirements

Certain properties managed by Casa Adorno impose minimum age requirements for the booking guest. The Southwest Ranches estate requires the booking guest to be 25 years of age or older. The Casa Adorno Campo property is designated “Adults Preferred.” By submitting a booking inquiry for these properties, you confirm that the booking guest meets the applicable age requirement. We reserve the right to cancel reservations where age requirements are not met, without liability.

8. Data Retention

• Contact and booking inquiry data: retained in our email system for up to 24 months from the date of submission, after which it is deleted. Retention is limited to follow-up on your original inquiry.
• IP addresses (rate limiting): automatically deleted after 1 hour.
• Analytics data: retained by Vercel per their data retention policy (typically 90 days for raw events). Aggregate reports may be retained longer.
• Error monitoring data: retained by Sentry for 90 days, then automatically deleted.

You may request earlier deletion of your personal data at any time by contacting us at info@teamsobe.com.

9. Data Security

We implement reasonable technical and organizational safeguards to protect your personal information:

• All data transmitted between your browser and our Site is encrypted via HTTPS (TLS)
• All API routes use rate limiting to prevent abuse
• Contact forms use a honeypot field to silently reject automated bot submissions
• HTML email content uses escaped output to prevent injection attacks
• Our Site is hosted on Vercel's global infrastructure with enterprise-grade security
• No payment card data is ever stored on our servers

No method of transmission over the internet is 100% secure. While we use commercially reasonable means to protect your information, we cannot guarantee absolute security.

10. Your Rights — California Residents (CCPA)

If you are a California resident, the California Consumer Privacy Act (CCPA) grants you the following rights:

• Right to Know: you may request a disclosure of the categories and specific pieces of personal information we have collected about you
• Right to Delete: you may request deletion of your personal information, subject to certain exceptions
• Right to Opt-Out of Sale: we do not sell your personal information. No opt-out action is required.

12. Children's Privacy (COPPA)

This Site is not directed to children under 13 years of age and we do not knowingly collect personal information from children under 13. If you are a parent or guardian and believe your child has provided us with personal information, please contact us immediately at info@teamsobe.com and we will delete that information promptly. Additionally, short-term rental bookings require the booking guest to be at least 18 years of age (25 for certain properties).

13. Do Not Track

Some browsers transmit a “Do Not Track” (DNT) signal. When DNT is enabled in your browser, our Site will not load Vercel Analytics, regardless of your cookie consent setting. We honor DNT signals at the infrastructure level.

14. International Data Transfers

Casa Adorno is based in the United States. If you access our Site from outside the United States, your information will be transferred to, stored, and processed in the United States, where data protection laws may differ from those in your country. By submitting a form on our Site, you acknowledge and consent to this transfer. For EEA users, we rely on Standard Contractual Clauses where required for transfers to third-party sub-processors.

15. Governing Law

This Privacy Policy is governed by and construed in accordance with the laws of the State of Florida, United States, without regard to its conflict of law principles. Any disputes relating to this policy shall be resolved in the courts of Miami-Dade County, Florida, except where otherwise required by applicable consumer protection law.

We may update this Privacy Policy from time to time to reflect changes in our practices, technology, or legal requirements. When we do, we will update the “Last updated” date at the top of this page.
